Roofing reality #1

THERE IS NO SUCH THING AS THE 20/30/40 YEAR ASPHALT SHINGLE.

Roofing materials roughly fall into 3 price ranges.

  • Low end: recycled paper and oil products (asphalt shingles)
    & the modern cedar shake.
Life expectancy: 3 to 12 years max.
Approx. cost: $1.25 to $4.00 per foot installed.

  • Middle range: composite man-made shake products,
concrete, clay, & cement tile, steel shingles,
    steel tile, & aluminum shakes.
Life expectancy: 20 years to lifetime.
Approx. cost: $4.00 to $10.00 per foot installed.

  • Top end: Premium products like copper, slate, & ceramic.
    Life expectancy: Lifetime.
Approx. cost: $12.00 per foot and up.

Roofing reality #2

YOU GET WHAT YOU PAY FOR IN THIS LIFE.

We don't sell cheap roofing - period. If you're prepared to face the prospect of re-roofing every 10 years or so then Asphalt may be for you. But what if you could re-roof only once, and in doing so could lower your homeowner's insurance premium by as much as 35%. Plus increase the value of your home immeasurably and do the single most impressive visual improvement that you can do to a house today - install a metal roof.

Warranties

Most roof warranties are sales tools designed to mislead the purchaser into believing they have long term meaningful protection. A pro rated limited warranty is basically useless. What appears to be a 20 or 30 year warranty is nothing of the kind. It applies to material only, not labor. When you read the fine print the truth emerges. At very best, when your roof fails prematurely, all you're going to get is a percentage of the MATERIAL cost only, based upon the length of time the roof has been in place. That's assuming you can prove the material is defective, which is very hard to do with products made from recycled paper or green wood. So who's going to pay for removing the failed areas and install the replacement shingles? Why, YOU of course. So you can see the cards are really stacked against you when you purchase cheap roofing. It's going to cost you far more in the long run than doing the job properly first time.

Did you know that Asphalt shingle warranties have an exclusion on transferability, a clause prohibiting you to set foot on it, and no guarantee against the proliferation of moss and mold etc.

If you don't know how to run the numbers on a pro-rated warranty, you are being misled.
That's why we only sell lifetime products with NON pro-rated, fully transferable warranties that DO offer meaningful protection for the long term. People often tell me, 'but I can get a 30 year asphalt/cedar roof for $8500'. Wrong. You can get a short term band aid for $8500, and when it fails prematurely, you're on your own. You have to compare apples with apples, comparing asphalt or cedar to metal, is meaningless.

CCR's and Homeowner restrictions

When these restrictions were developed and adopted, cedar shakes of high quality and durability were more readily available, affordable, and alternative products with a similar finished appearance were not commonplace. Today, this is not the case, and therefore homeowners associations have significantly relaxed restrictions in the light of the overwhelming and conclusive evidence of organic roofing premature failure issues.

Why do CCR's exist? To ensure visual consistency of neighborhood, maintaining property values and of course, to keep recycled paper products like Asphalt shingles OUT!
